A home inspection provides the potential buyer & the current homeowner with the information they need to make an informed decision when buying or selling a home. The inspection should include an examination of:

  • Electrical
  • Plumbing
  • Heating
  • Roof
  • Foundation
  • Interior & Exterior 

The home inspection can uncover issues in the home that can be expensive to repair such as problems with your HVAC, faulty wiring and plumbing issues. You are looking for major deficiencies that could lead to expensive repairs and anything related to the structural integrity of the home, the home’s safety…
 
It is important to acknowledge that a home inspection is a limited, non-invasive examination of a home. They are usually conducted by a trained and certified home inspector. The home inspection does not guarantee the future condition, efficiency or life expectancy of systems and their components in the home. It does however provide the potential buyer and the existing owner with valuable insights into the home’s condition.
 
Home inspections can be issued by a potential buyer or the existing homeowner. 
As a potential buyer if any issues are uncovered you can notify the homeowner so that the issue(s) can be dealt with to your mutual satisfaction. Ideally you would want the home inspection to be carried out before the deal has been closed. This gives you an opportunity to make a well informed decision when you are purchasing your home.
 
As the current homeowner an inspection can give you an opportunity to find out how to move forward with this information. If there are no issues you have the inspection to reassure potential buyers. Should there be any issues you can find out how much the repairs should cost and act accordingly. You now have the option to deal with the issues yourself, possibly adjust the selling price accordingly or work with the new buyers to find a solution that works for you both. 
 
Buying or selling your home is one of the biggest financial decisions you will make. Having a home inspection in place gives you the knowledge you need to make informed decisions and the power to negotiate a price that is fair to all involved.
